How they connect

How these hotel KPIs fit together

No single number tells you how a hotel is doing. Occupancy shows how full you were, ADR shows what guests paid, and RevPAR combines the two. The total-revenue and profit metrics then show whether the rest of the business is pulling its weight.

Occupancy and ADR: volume and price

Occupancy counts how many of your available room-nights you sold. ADR is the average rate for those sold room-nights. Push one up and the other often slips: discounting fills rooms but lowers ADR, and holding your rate protects ADR but can leave rooms empty. Occupancy calculator · ADR calculator

RevPAR: the two together

RevPAR is ADR × occupancy, or room revenue ÷ available room-nights. It's the fairest way to compare two months, two room types or two properties, because it rewards filling rooms and selling them at a good rate. RevPAR calculator

TRevPAR and TRevPAB: everything you sell

Rooms are rarely a property's only income. TRevPAR adds restaurant, spa, events and other revenue to the picture. TRevPAB does the same per bed, which suits hostels that sell beds rather than rooms. TRevPAR calculator · TRevPAB calculator

GOPPAR: what you actually keep

Revenue isn't profit. GOPPAR subtracts operating costs such as payroll, utilities, OTA commissions and supplies before dividing by available room-nights, so it shows whether higher revenue is really making the property more money. GOPPAR calculator

A simple routine: watch occupancy and ADR daily, review RevPAR weekly, and check GOPPAR once your monthly accounts are closed.

About these hotel calculators

Yes. Every calculator is free to use, with no sign-up and no limit. Your figures aren't saved anywhere: the maths runs in your browser.
No. Use revenue excluding GST in every calculator. GST is collected for the government, not earned by the hotel, so including it inflates ADR, RevPAR and the rest. Keep breakfast and other add-ons out of room revenue too; they belong in other revenue for TRevPAR.
One room sold, or available, for one night. A guest staying three nights in one room is three room-nights. Available room-nights are your sellable rooms × the days in the period, so 30 rooms over a 30-day month is 900.
ADR divides room revenue by the room-nights you sold, so it ignores empty rooms. RevPAR divides the same revenue by every room-night you had available, so empty rooms pull it down. A hotel can raise its ADR while RevPAR falls, if the higher rate leaves more rooms unsold.
Any period works, as long as every input covers the same dates. Most hotels check occupancy and ADR daily or weekly, compare each month with the same month last year, and review GOPPAR monthly once the accounts are closed.
