TRevPAR calculator

Work out your hotel's total revenue per available room: everything you earn, from rooms to the restaurant, spread across every room-night you had to sell. Enter your total revenue and available room-nights, or break it down to see RevPAR alongside. The result updates as you type.

Rooms plus every other department: F&B, spa, events and more, excluding GST.

Sellable rooms × days in the period, e.g. 30 rooms × 30 days = 900.

Definition

What is TRevPAR in hotels?

TRevPAR (total revenue per available room) measures how much a hotel earns from all its departments for each room-night it had available. Where RevPAR only counts room sales, TRevPAR counts every rupee the property brings in.

Total revenue usually includes:

  • Room revenue
  • Food and beverage, including room service and the bar
  • Spa, wellness and activities
  • Events, banquets and conferences
  • Laundry, transfers and parking
  • Cancellation and no-show fees

Like RevPAR, it divides by available room-nights, so empty rooms still count against you.

The TRevPAR formula

TRevPAR = total revenue ÷ available room-nights

Total revenue is room revenue plus every other income line for the period, all excluding GST. Available room-nights are your sellable rooms × the days in the period. Use the same dates for both figures.

A worked example

A 30-room hotel has 900 available room-nights in a 30-day month. It earns ₹19,00,800 from rooms and ₹4,50,000 from its restaurant, spa and other services, a total of ₹23,50,800. Its TRevPAR is ₹23,50,800 ÷ 900 = ₹2,612.

Its RevPAR, on room revenue alone, is ₹2,112. The ₹500 gap is what the rest of the business adds to every available room, and non-room income makes up about 19.1% of the total.

Now say the same hotel hosts two weddings the next month, adding ₹1,80,000 in banquet and catering revenue with the same room sales. Total revenue rises to ₹25,30,800 and TRevPAR climbs to ₹2,812, a ₹200 lift, while RevPAR doesn't move at all.

Why TRevPAR matters

For a resort, a banquet-led property or a hotel with a busy restaurant, rooms are only part of the story. RevPAR can stay flat while a strong wedding season or a popular café lifts the business. TRevPAR shows that, so you can judge every department, not just the front desk.

It also helps when room rates are under pressure. If a new hotel opens nearby and you can't push ADR, growing what guests spend on food, experiences and events is often the faster way to lift the business.

Grow total revenue

6 ways to increase your TRevPAR

TRevPAR grows when guests spend more during their stay, and when people who aren't staying spend with you too. Start with the department that already has demand, then make it easy to buy.

Sell packages, not just rooms

Bundle the room with meals, spa time or an experience. Guests get one clear price, and you capture spend that might otherwise go elsewhere.

Upsell at booking and check-in

Offer breakfast, airport transfers or a room upgrade when the guest books, and again at check-in, when they're most likely to say yes.

Grow events and banquets

Weddings, conferences and private dinners can earn more in a weekend than rooms do in a week. Market your spaces actively.

Open F&B to non-residents

Your restaurant and café can serve the local market too. Every meal sold to a non-resident adds revenue without needing a room-night.

Offer local experiences

Guided tours, cooking classes, safaris or treks give guests a reason to spend more and stay longer.

Charge for early check-in and late checkout

Turn common guest requests into paid add-ons when your occupancy allows it, rather than giving them away.

Related metrics

TRevPAR vs RevPAR vs GOPPAR

TRevPAR is most useful read alongside the metrics either side of it: one counts less revenue, the other counts costs too. Together they tell you where your money comes from and how much of it you keep.

TRevPAR vs RevPAR

RevPAR divides room revenue alone by available room-nights. TRevPAR divides total revenue by the same figure. The gap between them shows how much your other departments contribute. In the example above, that's ₹2,612 against ₹2,112. If the gap is small, your other departments have room to grow. Calculate your RevPAR.

TRevPAR vs GOPPAR

TRevPAR is still revenue, not profit. A busy restaurant can lift TRevPAR while costing more in staff and food than it brings in. GOPPAR subtracts operating costs first, so it shows whether the extra revenue is actually earning money. Calculate your GOPPAR.

TRevPAR vs TRevPAB

TRevPAB uses the same idea per available bed instead of per room. It suits hostels and dorm-led properties, where a single room can hold several paying guests. Calculate your TRevPAB.

TRevPAR questions

TRevPAR, answered

Everything the property earns in the period: rooms, food and beverage, spa, events and banquets, laundry, transfers, parking, and cancellation or no-show fees. Leave out GST, and leave out money you collect on someone else's behalf.
No. Use revenue excluding GST for every department. Tax isn't income for the hotel, so including it would overstate TRevPAR, and different GST rates on rooms, food and services would distort the mix between departments.
Not on its own. Extra revenue that costs more to deliver than it earns can raise TRevPAR while lowering profit. Check GOPPAR alongside it. A spa that runs half-empty with full staff is a common example.
If almost all your income is from rooms, TRevPAR and RevPAR will be close, and RevPAR is enough. TRevPAR becomes useful as soon as food, events or other services make up a meaningful share of revenue. Homestays that serve meals often find it's more than they expected.
Yes. Restaurant, bar and banquet sales to people who aren't staying are still property revenue, so they belong in TRevPAR. That's one of the main ways to grow it.
Monthly works well for most hotels, since other departments' revenue is usually finalised at month end. Compare each month with the same month last year to allow for wedding and holiday seasons. Use the same period for room revenue, other revenue and available room-nights, or the result won't mean much.
